Howard sits on a small, 3,500 square foot site and aims to create a sensible 18 unit apartment complex. In pursuance of arranging comfortable living spaces to fit on such a small lot, the units are stretched vertically with two story high loft spaces, creating a small cluster of mini-towers.
The open ended corridor and the patios occupy the voids between the towers, giving the building its own character and place on a small corner in a up and coming neighborhood. The ground floor is addressed by sinking units in a semi-basement, 3’ below grade and the first floor starting 6’ above grade, achieving a greater sense of privacy and openness for these street level units. The top floor is fully occupied by a co-living, 4 bedroom unit that celebrates outdoor living.
